Making sure that the buying process is as smooth and as stress free as it can be for you.

Properties

The volume of work we do on every property is huge and meticulous. We carry out all aspects of due diligence before any of our clients see the property.
Only when this has been completed by ourselves will we then send a property deal proposal to our client, with detailed information on “the numbers” as well as photographs, walk round video tours, home report and an area analysis information.

Once you, the investor, are happy to proceed, we will then introduce you to the trusted solicitor we work with. And so starts the conveyancing process and the property is secured.

At this stage we issue you with our fee and a deposit is taken. The balance of payment is due when conveyancing completes.

Conveyancy

Vista Property Group will support you through the conveyancing process. The solicitor will ask for your permission to keep us involved in all communications, which allows us to help everyone with any further questions and information required.

During conveyancing we will keep in touch with you and take you through what will be coming next. Before completion we can assist you with arranging building insurance, introduce you to trusted letting agents and mortgage brokers should you wish.

Completion of conveyancy

We will arrange for key collection from estate agent or solicitors when conveyancing ends. We then attend your property with our build team and carry out a detailed report for you which proposes the refurbishment works that will be carried out.

This will then be followed with a quote and a breakdown of works and time scales.

Refurbishment

Once you have agreed the quote then the refurbishment works will begin. We ask for the refurbishment costs to be paid to our secure client account, whereby we will manage the staged payments to the build team.

We personally project manage every refurbishment and keep you up to date on the progress with regular photos and videos. We will ensure that refurbishments are completed to a very high standard and in a timely manner.

We ensure that all refurbishments include all legal rental compliance, with certification given to both the investor and letting agents.

Upon completion of the refurbishment, we then personally handover your property to the letting agent, who will then find the perfect tenant for your investment.
